Airbus UK – Asset Verification & Condition Survey

Brief

Rigby Morrison was commissioned to carry out a full asset collection and condition survey on behalf of CBRE GWS. The client had successfully renewed their relationship with Airbus and made commitments to improve the maintenance delivery by getting a better handle on the assets that were on site. There had been two previous attempts from various suppliers to carry out a successful asset collection, but they had been unsuccessful due to the age of the site and complexity of the operation. Success of the project was essential for both parties but there was scepticism from the stakeholders that it would achievable due to historical failures.

Solution

Rigby Morrison met with CBRE GWS and AIRBUS UK to understand where the projects had previously failed and agreed a scope of works as well as a useable unique asset register that would achieve what others had failed to do. The project was proposed to last twelve months onsite with a team of surveyors experienced in understanding both fabric and M&E assets. The condition assessment was to be visual only and would be used to set a new baseline for lifecycle and maintenance plans going forward. To ensure consistency and accuracy, Rigby Morrison proposed a more vigorous and collaborative quality regime to ensure client satisfaction, location accuracy and a chance to added local site knowledge to improve the quality of data collected. We agreed to use the site based CAFM system Concept Evolution to collect the assets onto an offline data base that could be used to add the PPM plan to following completion.

Results

After a short mobilisation period, Rigby Morrison began work at the largest site in Broughton, were we completed a trail collection on 5 buildings of varying complexity. Following this we added further process into the team’s duties and engaged with both CBRE and AIRBUS to discuss our findings and agreed the changes required. Comon issues were found with floor plan in accuracy, but we worked with AIRBUS to assist them in improving their O&M’s as the project progressed.  The collection went well, and we completed three months ahead of schedule. Most pleasingly the scepticism had evaporated, and all parties worked collaboratively to achieve a successful outcome. The benefits were clear to see for both parties. CBRE GWS could prove that the assets quantities picked up would require a legitimate contract increase and AIRBUS could visualise were they would need to pinpoint future investment, they had a better understanding of their asset value, and where future improvement opportunities could be targeted.
